house creuse limousin Limousin is perhaps the least populated and most rural area of France. It is about 6 hours from the channel ports, and you can fly to limoges from a number of airports in the UK. Also it is about 2 ½ hours by train from Paris. Train travel in France is a lot lot cheaper than it is in the UK. Liousin is split into 3 departments and the creuse is the least populated of the 3. The summers are hot and there are no rush hours. The hamlet is located about 6 miles north of La Souterraine a 15th century town in the north of Limousin. However, there are good road links as it is minutes from the national 20 (A20) which is the main route south through france. There is not a lot in the hamlet where the house is (6 miles north of la souterraine) – there is a small café but there are vans that come every day delivering bread, cheese etc. La Souterraine has everything that a budding expat or holiday home owner could want. You can go out for dinner starting at about 10 euros, there is a local market, and 3 large supermarkets. There is also a number of large DIY shops where most things are cheaper than the UK. There is also a swimming pool, library etc. Broadband/ ADSL is available where the house is. Also you can get satellite sky tv from England with the dish and the box etc. If you want the comforts of home I can have this installed for a fee. The house is of some considerable age and faces onto a very quiet road. To the front of the house there is some hard standing, There are some bins there as the house is not occupied, they will be removed of course when someone asks. (best not to fall out with the locals). On the road level there are what could be called 3 large garages, where if you are a car or classic car collector you could have say 12 cars all under one roof or perhaps a very large wine collection, you could make an access up through the roof into the house. The buildings to the right are included in the sale - at ground level there is a garage and above there is a very large storeage area that does not form part of the living accomadation. if you wanted you could go through the lounge and make even more living space if required. The house is covered in a concrete render that is looking a little tired. This was a common practice in france. The concrete could be removed or simply painted - there is need of a little patching in places. You can see what can be done with the house next door. Tye house has approx. 130m2 of room space this is rough estimate. The house is approached up an external staircase on the left, which takes you to the ground floor. There are 2 goors a front door which takes you through a cooridor into the living roof, or a back door which takes you into what couldn be a large utility room On the ground floor there are a further 2 rooms, what will be the kitchen and an enormous lounge (10m by 4m best guess) with 2 fireplaces. If you wanted you could split this room into 2 and have a dining room and a lounge with a french door onto the rear garden. The picture of the land is taken with the house behind you. Upstairs there are 4 big bedrooms and a bathroom. The bathroom has a new bath, sink and toilet and in one of the bedrooms there is a new water heater. You can move into this house and have the comforts of home whilst you are doing it up. No caravans, generators, tents or anything like that and enough space to keep all your things in one roof out of the way. Outside there is a garden – bigger than anything that you will get on an estate in England. It faces south and there is an area that can be used as a patio. What needs to be done? Well that depends on the buyer but a kitchen does need to be installed and a heating system. I have a french type wood fired aga that is paid for but is in the alps – if you can get this you can have it. Once installed you can cook with wood and heat hot water and radiators automatically. Or you can just have an oil or LPG gas system installed. The walls are plastered and there is no wallpaper to strip off . Mains water, sewage (no need for a septic tanks) and electric are there and can be easily connected by the local marie’s office in a couple of minutes. No need for battery power, solar, wind power or anything like that – but it could be installed if you so wish. I also have some English builders experienced in working in france – builder and labourer £150 per day or you can have a price for the job or do the work yourself. There is a possibility that work can start before completion. The buyer is to pay all the selling fees. There is a local guy that keeps the grass down for 15 euros an housr but he can be called on to do other gardning tasks if you so wish. The equ. of the council tax is about £300 per year.
